Project Overview

The Jetty Strip Detailed Design project is the next step in delivering the vision outlined in the adopted Jetty Strip Structure Plan (2020).

The project has been initiated following Council's adoption of the Local Growth Management Strategy and increasing development interest in key sites along Harbour Drive and the broader Jetty precinct. The project will refine the approved concept and develop detailed construction-ready plans that support future public domain improvements.

The detailed design will focus on strengthening connections between the Jetty foreshore and surrounding streets, enhancing the relationship between private development and the public domain, and creating a more attractive, accessible and vibrant precinct for residents and visitors.

Project Scope

The project includes:

Progressing the Jetty Strip Structure Plan through preliminary and detailed design stages to achieve construction-ready documentation.
Investigating site levels, underground services and infrastructure constraints to ensure the proposed works can be successfully delivered.
Coordinating with utility providers and relevant authorities regarding the relocation or protection of existing services, including power and water infrastructure.
Improving the streetscape through upgraded lighting, landscaping and public amenities.
Enhancing traffic movement, pedestrian access, cycling connections and overall accessibility.
Reviewing construction staging and safety requirements to support future project delivery.

Community Consultation

Extensive community and stakeholder consultation informed the development of the Jetty Strip Structure Plan, which forms the foundation of this detailed design process. As the project progresses, the City will continue to engage with stakeholders and provide updates on key milestones.

Why will the design development phase take more than two years?

Designing a major streetscape and road infrastructure project involves much more than preparing construction drawings. Before construction can commence, the project must undergo extensive investigation, planning, technical review and approval processes.

Key stages include:

Detailed surveying and services investigations.
Multi-disciplinary design development, including civil engineering, landscape architecture, electrical, lighting and telecommunications design.
Review and approval by relevant asset owners and authorities, such as Transport for NSW, Telstra and utility providers.
Constructability, staging and safety assessments.
Detailed design coordination and clash resolution between services and infrastructure.
Preparation of final construction documentation.

A significant factor influencing project timeframes is the need for review and approval by various external authorities and infrastructure owners. These organisations must ensure that any infrastructure transferred into their care meets required standards and operational needs. This review process can result in additional design refinements and assessment periods that are outside Council's direct control but are essential to achieving a high-quality and enduring outcome for the community.
