City Confirms Sale of Site for NSW Workplace Hub

City of Coffs Harbour has negotiated the sale of 11 Gordon Street in Coffs Harbour to the NSW Government for the construction of their $55m Workplace Hub.

In November 2022, Council resolved to negotiate with the NSW Government and the site was subsequently sold for the market valuation of $3,894,000 including GST.

The land is currently used as a public carpark with space for 89 vehicles and the Council resolution included a provision for ongoing public parking within the site.

As part of the sale agreement, the NSW Government has agreed to lease the same number of parking spaces at the site to the City for a peppercorn rent.

“Having a major government hub with a large workforce in the CBD is going to be a very significant economic boost for the City, City Centre businesses and the wider region,” said City of Coffs Harbour Mayor Paul Amos.

“Just as importantly, we’ve also made sure that the current public car parking spaces will remain available.”

 

The resolution from 10 November 2022 Council Meeting stated that Council:

1.    Approve the provision of the Market Valuation (Attachment 1) to PDNSW.

2.    Approve that the General Manager negotiate the sale of Lot 1 DP 244730, Lot 2 DP 523609 and Lots 12/13 DP 21341 in line with the market valuation obtained by the City.

3.    Authorise the General Manager to execute all documents necessary to facilitate the sale and registration of the transfer, under the common seal of Council if required.

4.    Note that each party will pay their own conveyancing costs in relation to the matter.

5.    Authorise the General Manager to execute a tenure arrangement for the ongoing provision of public parking within the site.
